GREENSAW is seeking a CONSTRUCTION ADMINISTRATOR to assist Project Managers in everyday administration of projects and to oversee internal labor scheduling on projects. This job requires a good sense of detail & organization.

RESPONSIBILITIES:

  • Oversee and supervise the preparation, review, and administration of prime contracts and subcontracts relating to construction projects.
  • Proactively track construction project progress from project inception through final inspection; providing early identification of non-compliance issues (e.g., budget overruns, timeline slippage, etc.)
  • Draft and prepare agreements (Subcontracts / Amendments / Change Orders) and analyze and interpret documents to determine contractual rights and obligations.
  • Obtain estimates from Subcontractors and collaborate on the solicitation of bids.
  • Ensure all on-going project activities are provided with up-to-date construction plans and specifications and, where necessary, ensure awareness / compliance with approved plan changes.
  • Observe construction for conformity with the design plans and specifications.
  • Assist Project Managers in preparation of construction schedules.
  • Function as one of the primary contacts and subject matter experts on construction administrative activities. Conduct construction meetings with clients and subcontractors.
  • Other administrative tasks as requested, including drafting correspondence and maintaining files

QUALIFICATIONS:

  • Experience in construction management, which must have included managing project schedules and budgets, writing construction contracts, bidding projects, negotiating change orders, and ensuring contract compliance for projects.
  • Experience reviewing scope comparisons, analyzing, assessing terms and conditions, and preparing counter-offer recommendations for construction bids.
  • Experience in reading, navigating, and interpreting architectural drawings and specifications.
  • Experience in developing construction schedules.
  • Experience negotiating with outside vendors, including negotiating contracts, prices, resolving service issues and reconciling differences.

PERSONAL SKILLS:

  • Excellent communication, collaborative and briefing skills.
  • Excellent oral and written communication skills.
  • Critical thinking and problem solving abilities.
  • Familiar with standard concepts, practices, and procedures in the construction industry.
  • Proficient with computer software programs such as Word and Excel.
  • Previous work with architectural salvage and sustainable building practices would be helpful, but is not essential.
